Two very different wood doors

The first is an original or early carriage-style door on a detached structure behind a bungalow, hung as a swing or slide door or converted to sectional at some point. City preservation guidance for the Fairmount district notes that garages there were typically built detached, often of brick, concrete block, hollow clay tile or pressed tin, and were kept away from the house because of the fire risk of storing gasoline. Doors on those structures are frame-and-panel joinery, and they are repaired the way a window sash is repaired. The second is a modern wood or wood-composite sectional door, sometimes a steel door with an overlay, where the repair is closer to standard sectional work. The historic district question, before anything else

Fort Worth requires a Certificate of Appropriateness before a building permit is issued for exterior alterations in a historic district, and the city names doors and accessory structures among the work that needs one. Its district list includes Fairmount, Mistletoe Heights, Elizabeth Boulevard, the Stockyards and Morningside, and the Fairmount design guidance states plainly that all permitted exterior work needs the certificate. In practice this changes the economics: repairing and repainting an original door is usually a faster path than getting a replacement design approved, and where replacement is genuinely necessary the material, panel layout and light configuration will be reviewed. Nobody should be ordering a stock steel door for a contributing structure without checking, and the property owner is the one left holding that problem.

What actually rots, and where

Water travels down and sits at the bottom, so the bottom rail and the lower few inches of each stile are where a wood door dies. Look for paint that has lifted in a blister rather than flaked, which means moisture is behind it, and probe with an awl: sound wood resists, decayed wood takes the point with no effort. The other failure points are the joints. Frame-and-panel doors are held by mortise and tenon or by dowels, and once the glue line opens the door racks into a parallelogram, which shows as a door that catches on one corner. Panels themselves shrink and swell and are meant to float, so a hairline gap around a panel is normal and a cracked panel is not.

Repair methods that hold up in this climate

Dutchman repairs, where the decayed section is cut out square and a matching piece of the same species is let in and fastened, outlast filler on any part of the door that carries load. Epoxy consolidants and fillers have a place on non-structural areas and on carved detail, but a large epoxy patch on a bottom rail that is still getting wet will fail again. Loose joints get taken apart where possible, cleaned and reglued with clamps, rather than pinned with screws through the face. Then the paint: full priming on all six sides of any new wood, including end grain, and a coating rated for exterior use, because a July average high of 95.6 degrees with about twenty days over 100 is hard on a south-facing finish. Bare end grain at the bottom rail is how the next round of rot starts.

Weight, balance and hardware

Wood doors are heavy, and a repaired door weighs more than it did when half its bottom rail was rotten, because sound wood is denser than decayed wood and because new stock has been added. The counterbalance has to be checked and usually adjusted after significant carpentry, and springs on very old conversions are frequently the wrong size for the door as it now stands. Hinges and roller carriers on original doors are often screwed into wood that has stopped holding, so the screw holes get plugged and redrilled rather than filled with a longer screw. A hand lift at the end is the proof: the door should travel evenly and hold near waist height.

An assessment first, in writing, saying which parts are being repaired, which are being replaced, whether the joints are coming apart, and whether the door needs to come off the building for shop work. 1993 is the line for opener safety rules

Federal rule 16 CFR part 1211 covers residential openers built on or after January 1, 1993. Section 1211.8 requires a photoelectric sensor, an edge sensor or an equivalent device, checked by the operator at least once every close cycle.

Why it matters: A head older than that rule was never required to carry secondary protection, so an aging opener in a pre-1980 Fort Worth garage is a replacement question, not a tune-up.
