Which rollers you have

Look at the wheel and the stem. A steel wheel with visible ball bearings around the hub and no cover is the builder-grade part, and it is what came on most tract housing garages. A white or off-white plastic wheel is nylon, either running on a plain bushing or on sealed bearings, and it is quieter because the tire itself is softer than the rail. Stems come in a couple of lengths, and the length has to match your hinge and track spacing rather than whatever the parts bin holds. On a standard double door with four sections you are replacing ten wheels, two per hinge line plus the top fixtures, so this is always a set job and never a single wheel.

Heat is the local variable

This is where Fort Worth differs from the way roller wear is usually described. The bottom fixtures are the exception and are handled with the door down and the cable slack, since those brackets are under load. Rail gets wiped clean and the wheels get a light film of a lubricant meant for door hardware, on the stem and the bearing race, not on the tire and not on the inside face of the rail, where any oil just collects grit.

Choosing what goes back on

For a door that runs several times a day in this climate, nylon on sealed bearings is the part worth paying for. It is quieter, it does not need re-oiling, and the sealed race keeps dust out, which is the actual failure mode here rather than wear. Uninsulated detached garages off the alleys are the hardest duty on the list, since nothing moderates the temperature swing at all. You get the price before the work starts, and the check at the end is a hand lift with the opener disconnected: the door should coast, not stagger. If it staggers with new wheels, the rail is out of alignment and the track work needs doing too.
